Water Resistance
This is the clearest difference. LVP is built on a plastic core, so it shrugs off spills, pet accidents, and even standing water - a strong pick for kitchens, mudrooms, and basements. Engineered hardwood handles the occasional spill fine if it's wiped up promptly, but standing water from a dishwasher leak or a forgotten bath overflow can still damage it over time.
Feel, Sound, and Resale
Engineered hardwood has a warmer, more solid feel underfoot and tends to be what buyers picture when they imagine a finished home - it's a strong long-term investment in living rooms, bedrooms, and dining areas. LVP is a bit softer and quieter to walk on, and today's better products are genuinely hard to tell from real wood at a glance.
Our Honest Room-by-Room Recommendation
- Kitchens and mudrooms - LVP, for the waterproofing alone.
- Basements and below-grade rooms - LVP, since it handles concrete subfloors and occasional moisture without issue.
- Living rooms, dining rooms, and bedrooms - engineered hardwood, for the look and resale value.
- Whole-home consistency on a budget - LVP, which typically costs less installed than engineered hardwood.
